PRE-PURCHASE HOME INSPECTION
Real estate decisions can be difficult and complicated, which is why it’s crucial to take an informed approach. Through this service offering, you can count on me to guide you in every step of the process.
PRE-LISTING HOME INSPECTION
From many years of inspections, i've gotten a good sense of what issues buyers are sensitive to. We can inspect your house from the buyers viewpoint and guide you through which items should be addressed and which should be left as-is.
THE INSPECTION PROCESS
Covering 9 major systems and hundreds of items, this NON-INVASIVE and VISUAL inspection helps you to judge if the house you are about to buy is the house for you. Major systems include:
Roofing
Exterior
Structure
Electrical
Heating and Cooling
Plumbing
Insulation
Interior spaces
The report will identify major and minor concerns and provide some cost estimations to give you a sense of it’s severity. We can also give you a sense of when the repairs are needed–whether it be before you move in, immediately after, or if you have some time to get settled in first. All reports will be emailed to you the same day often before 5pm.
THE PRE-LISTING ADVANTAGE
1. The seller gets an objective opinion on the true condition of the home, and there are no last minute surprises.
2. There is no such thing as the perfect house and a good inspection will hi-lite areas where improvements are needed.
3. If there are issues raised that need further evaluation, this can be done before the house is listed, rather than in the middle of a potentially high stress negotiation.
4. Sellers can make improvements, reflect the condition in the listing price, or simply disclose the findings as they see fit--the benefit is that they now have OPTIONS!
5. Deals are less likely to fall through, resulting in happy buyers, happy sellers and a real estate agent who doesn’t have to try to bring two unhappy people to a negotiating table.
